Asphalt Driveway Guide
Asphalt is the most common driveway surface in Northern Virginia, and for most homeowners it’s also the most practical one. It costs less than concrete or pavers, holds up well to the region’s freeze and thaw cycles, and repairs are generally simpler and cheaper than fixing a cracked concrete slab or a shifted paver.
This page covers what an asphalt driveway actually costs, how long it should last, and how it compares to the alternatives. For the installation process itself, see our Asphalt Driveway Paving page.
01
How Much Does an Asphalt Driveway Cost in Northern Virginia?
Cost depends mainly on the driveway’s size, the depth of excavation needed, and site access for equipment. Asphalt generally costs less per square foot to install than concrete or pavers, which is the biggest reason it remains the default choice for residential driveways in our area. We measure every site in person and provide a written quote, since the condition of the existing surface and soil underneath both affect the final number.
02
How Long Does an Asphalt Driveway Last?
A well built asphalt driveway typically lasts 15 to 20 years, and sometimes longer with regular sealcoating. The base underneath matters more than the asphalt mix itself. A driveway built on a properly compacted stone base will consistently outlast one laid on a shortcut base, regardless of how much asphalt sits on top.
03
Asphalt vs. Concrete vs. Pavers for a Northern Virginia Driveway
Asphalt costs the least upfront and is the fastest to install, with minor damage typically fixed through sealcoating or small patches. Concrete costs more but needs less routine maintenance over its lifespan, and it can crack rather than flex if the ground underneath shifts. Pavers cost the most and offer the most design flexibility, with the added benefit that individual units can be lifted and reset if the ground settles beneath them.
Most homeowners choosing between the three are weighing upfront cost against long term maintenance and appearance. We walk through all three honestly rather than steering every homeowner toward asphalt by default.
Asphalt Driveway Questions
What Northern Virginia Homeowners Ask
Is Asphalt or Concrete Better for a Driveway in Virginia?
Asphalt tends to perform better through Virginia’s freeze and thaw cycles because it flexes slightly instead of cracking under pressure. Concrete is more durable overall and needs less maintenance, but costs more and can crack if the base beneath it shifts. The better choice depends on your budget and how much upkeep you want to handle.
How Often Does an Asphalt Driveway Need Maintenance?
Sealcoating every two to three years is the main maintenance an asphalt driveway needs, along with addressing small cracks before they widen. A driveway kept on that schedule typically reaches the higher end of its expected lifespan.
Can I Install an Asphalt Driveway Myself?
Asphalt driveway installation isn’t a practical DIY project. Getting the base compaction right, laying asphalt at the correct temperature, and compacting it before it cools all require specialized equipment most homeowners don’t have access to, and mistakes here are expensive to fix later.
What's the Difference Between Driveway Resurfacing and Replacement?
Resurfacing works when the base underneath is still solid and only the surface asphalt has worn out. Replacement is needed when the base itself has failed. See our Driveway Resurfacing and Driveway Replacement pages for a deeper look at each.
Does a New Asphalt Driveway Increase Home Value?
A well maintained driveway improves curb appeal and can be a factor for buyers, though it’s rarely the single deciding feature in a sale. A cracked, failing driveway, on the other hand, is often noticed and can work against a sale.
