Pothole Repair

Built From The Bottom Up

The Hole You See Isn’t the Whole Problem

Potholes don’t stay small. What starts as a hairline crack lets water into the base, and every freeze and thaw cycle through a Northern Virginia winter makes the hole a little bigger and a little deeper. By the time you see a pothole on the surface, the damage underneath is usually already spreading.

We repair potholes and failing pavement on driveways, parking lots, and private roads across Prince William and Fauquier counties, and we’re upfront about whether a patch will actually hold or if the area needs to be rebuilt.

01

Diagnosing the Cause

Before we patch anything, we check how deep the damage runs and what’s causing it. A pothole from a one time base failure patches differently than a pothole that keeps coming back because of a drainage problem nobody’s fixed. Patching the same spot repeatedly without addressing the cause just wastes money. Where water is the root issue, we’ll point that out and talk through fixing the drainage alongside the patch.

02

Full Depth and Infrared Repair

For most potholes, we cut out the damaged asphalt to solid, undamaged material, rebuild the base where needed, and compact new asphalt back in flush with the surrounding surface. For smaller surface level damage, infrared repair heats the existing asphalt and blends it with new material, leaving a seam free patch that bonds better than a cold patch. Which method we use depends on how deep the pothole goes and what the surrounding pavement looks like.

03

Compaction and Finish

A patch is only as good as the compaction underneath it. We compact in layers and finish the surface level with the surrounding pavement, so it doesn’t collect water at the edges and start the same failure cycle over again. For parking lots, we also restripe any markings disturbed by the repair so the finished area looks consistent with the rest of the lot.

Pothole Repair Questions

What Northern Virginia Property Owners Ask

How Fast Can You Fix a Pothole?

Small pothole repairs on a driveway or lot can often be scheduled within a few days. Larger areas or repairs that need a full base rebuild take longer to plan, since we need dry weather and the right asphalt temperature for the patch to bond properly.

Why Do Potholes Keep Coming Back in the Same Spot?

Usually because the base underneath never got fixed, only the surface. Water sitting in a low spot or a drainage issue nearby will keep undermining a patch no matter how many times it gets filled. We look at the cause, not just the hole, before we quote a repair.

What's the Difference Between a Patch and Full Depth Repair?

A patch fills the visible hole. Full depth repair removes the damaged asphalt and rebuilds the base underneath it, which holds up much longer where the damage runs deep. We’ll tell you honestly which one your pavement actually needs.

Do You Repair Potholes on Private Roads and Parking Lots, Not Just Driveways?

Yes. We handle pothole and pavement repair for private roads, HOA common areas, and commercial parking lots in addition to residential driveways, with repair plans scaled to the size and traffic of the pavement.

Can Pothole Repair Be Done in Winter?

Cold weather limits what repair methods work well, since standard hot asphalt patching needs warmer temperatures to bond. Infrared repair and cold patch materials can handle some winter repairs, and we’ll recommend the right option based on the season and the damage.

Serving Nokesville, Bristow, Manassas, Gainesville, Warrenton, Centreville, and More in Northern Virginia

We handle pothole and pavement repair throughout Nokesville, Bristow, Manassas, Gainesville, Warrenton, and Centreville, on everything from single driveways to HOA roads and commercial lots. Older pavement in Manassas and parts of Centreville sees the most repeat pothole calls we get, usually tied to base failure from decades of freeze and thaw.

Nokesville, VA. Nokesville’s longer rural driveways sometimes develop potholes at multiple points along the same run, so we check the full length rather than just the reported spot.

Bristow, VA. Bristow’s mix of newer and older pavement means we see both drainage driven potholes on recent construction and base failure on older sections.

Manassas, VA. Manassas has the most repeat pothole calls in our service area, usually on older asphalt where the base failed years before the surface finally gave way.

Gainesville, VA. Gainesville’s newer pavement more often develops potholes from a drainage issue than from age, which changes how we approach the repair.

Warrenton, VA. Warrenton’s rural roads and long driveways sometimes need repair at several points along one stretch of pavement rather than a single isolated hole.

Centreville, VA. Centreville’s commercial lots and busier residential driveways see faster pothole growth once a crack forms, simply from the volume of daily traffic.
