The Step Most Property Owners Put Off Too Long

The Step Most Property Owners Put Off Too Long

Sealcoating is the cheapest way to add years to an asphalt driveway or parking lot, and it’s also the step most Northern Virginia property owners put off too long. A fresh seal coat blocks water, UV, and the oil and gas that break asphalt down from the inside, but it only works if it goes on before the asphalt is already cracked and oxidized.

We sealcoat residential driveways and commercial lots across Prince William and Fauquier counties, usually in late spring through early fall when temperatures stay warm enough for the coating to cure properly.

01

Surface Cleaning and Crack Repair

Before any sealcoat goes down, we clean the surface of dirt, oil stains, and loose debris, then fill any existing cracks with hot rubberized crack filler. Sealing over dirty or cracked asphalt just traps the problem underneath a fresh looking coat that fails within a year.

Oil and gas stains get spot primed separately, since sealcoat won’t bond properly over them without that extra step.

02

Sealcoat Application

We apply sealcoat in one or two coats depending on the asphalt’s age and condition, using a squeegee or spray application based on the surface and the site. Two thin coats hold up better than one thick one, which tends to crack and peel.

Each coat needs time to cure before the next goes on, and the full driveway or lot needs to stay closed to traffic until the final coat sets.

03

Striping and Final Walkthrough

For commercial lots, we restripe parking spaces, fire lanes, and ADA markings as part of the job, since fresh sealcoat makes faded striping even more obvious. For residential driveways, we do a final walkthrough and let you know exactly how long to stay off the surface.

A properly sealed driveway or lot should get touched up again every two to three years to keep that protection active.

Sealcoating Questions

What Northern Virginia Property Owners Ask

How Often Should I Sealcoat My Driveway?

Most asphalt driveways in Northern Virginia do well with a sealcoat every two to three years. Driveways with heavier daily use, or lots with regular commercial traffic, sometimes need it closer to every two years to keep up with the wear.

How Long Does Sealcoating Take to Dry?

Sealcoat is usually safe to walk on within 8 hours and safe for vehicles within 24 to 48 hours, depending on temperature and humidity. We’ll give you a specific timeline based on the weather that week.

Can You Sealcoat a Commercial Parking Lot Without Closing It Completely?

Often yes, if the lot is large enough to work in sections while keeping part of it open. We’ll walk through phasing options with your property manager so the business can keep operating during the work.

Will Sealcoating Fix Existing Cracks in My Driveway?

Sealcoat alone won’t fix a crack, which is why crack filling always happens first. Sealcoat is a protective layer on top, not a repair material. Deeper structural cracks or potholes need actual pavement repair before sealcoating makes sense.

What's the Best Time of Year to Sealcoat in Virginia?

Late spring through early fall gives the most reliable results, since sealcoat needs consistent temperatures above about 50 degrees to cure properly. We avoid scheduling sealcoat jobs right before a cold snap or heavy rain.

Serving Nokesville, Bristow, Manassas, Gainesville, Warrenton, Centreville, and More in Northern Virginia

We sealcoat residential driveways and commercial lots throughout Nokesville, Bristow, Manassas, Gainesville, Warrenton, and Centreville. Older neighborhoods in Manassas and Centreville tend to have asphalt that’s overdue for sealcoating, especially driveways that were never sealed after the original installation.

Nokesville, VA. Longer rural driveways in Nokesville need more sealcoat material per job, and we price those by actual square footage rather than a flat per driveway rate.

Bristow, VA. Bristow’s newer driveways usually just need routine sealcoating on a two to three year cycle to stay ahead of cracking before it starts.

Manassas, VA. Manassas has some of the oldest asphalt we sealcoat in the area, and a lot of those driveways need crack filling done first before any coating goes on.

Gainesville, VA. Gainesville’s growth means plenty of commercial lots alongside residential driveways, and we handle both on the same sealcoating crew and schedule.

Warrenton, VA. Warrenton driveways often go longer between sealcoats simply because of how spread out properties are, so we check the asphalt’s actual condition rather than assuming it’s on schedule.

Centreville, VA. Centreville’s commercial corridor keeps us busy with parking lot sealcoating and striping work, where keeping markings legible matters as much as protecting the asphalt.
