Asphalt Milling & Resurfacing

Between a Sealcoat and a Full Replacement

Between a Sealcoat and a Full Replacement

Milling and resurfacing sits between a simple sealcoat and a full driveway or parking lot replacement. When the surface asphalt has aged out but the base underneath is still solid, we can mill off the top layer and lay fresh asphalt without tearing everything out and starting over.

We mill and resurface residential driveways and commercial parking lots across Prince William and Fauquier counties, and we check the base first to confirm resurfacing is actually the right call before we recommend it.

01

Milling the Existing Surface

Milling removes the top layer of old, oxidized asphalt down to a consistent depth, using a milling machine that grinds the surface without disturbing the base underneath. This clears away surface cracking, ruts, and uneven spots while keeping the solid structure in place.

The milled asphalt, often called millings, gets hauled off site or can sometimes be reused as a base material elsewhere on the property.

02

Base Inspection and Repair

Once the old surface is off, we check the exposed base for soft spots, cracking, or drainage issues before any new asphalt goes down. Resurfacing over a failing base just buries the same problem under new material, so any weak areas get repaired first.

This is the step that separates a resurfacing job that lasts from one that fails again within a couple of years.

03

New Asphalt Overlay

With the base confirmed solid, we lay a fresh layer of hot mix asphalt over the milled surface and compact it to match the grade of the surrounding pavement, curbs, and drains. The result is a smooth, like new surface at a lower cost than full replacement.

We also recheck the slope during this step, since milling can sometimes expose drainage issues that weren’t obvious before.

Milling and Resurfacing Questions

What Northern Virginia Property Owners Ask

How Do I Know If My Driveway Needs Resurfacing Instead of Replacement?

If the base underneath is still solid and the damage is mostly surface level cracking, rutting, or wear, resurfacing usually works and costs less than full replacement. If the base has failed, usually shown by deep, widespread cracking or soft, shifting spots, replacement is the more honest answer.

Is Milling and Resurfacing Cheaper Than a Full Driveway Replacement?

Generally yes, since resurfacing skips the excavation and new base work that a full replacement requires. The actual savings depend on the condition of your existing base, which is why we inspect it before quoting either option.

How Long Does Asphalt Resurfacing Take?

Most residential driveways take one to two days for milling and resurfacing combined. Larger commercial lots take longer depending on size and whether the work needs to be phased to keep part of the lot open.

Can You Mill and Resurface a Driveway With Drainage Issues?

We can, but we’ll address the drainage as part of the job rather than paving over it. Milling sometimes reveals grading problems that weren’t visible under the old surface, and we’ll flag those before moving ahead with the overlay.

What Happens to the Old Asphalt That Gets Milled Off?

The removed asphalt, called millings, gets hauled away or can sometimes be reused on site as a base material for a different area of the property, like a gravel path or parking area, depending on what you need.

Serving Nokesville, Bristow, Manassas, Gainesville, Warrenton, Centreville, and More in Northern Virginia

We mill and resurface driveways and parking lots throughout Nokesville, Bristow, Manassas, Gainesville, Warrenton, and Centreville. Manassas and Centreville have some of the oldest asphalt in our service area, which makes them the towns where resurfacing comes up most often, usually on driveways and lots from the 1990s and early 2000s with a base that’s still holding.

Nokesville, VA. Nokesville’s longer driveways sometimes mix well worn sections with newer patches, and we check the base along the full length before quoting a resurfacing job.

Bristow, VA. Bristow’s pavement skews newer overall, so resurfacing calls here are less common than in older parts of our service area.

Manassas, VA. Manassas has some of the oldest asphalt we work on, which makes it the town where milling and resurfacing comes up most often.

Gainesville, VA. Gainesville’s newer construction means fewer resurfacing candidates, though some early paved lots are starting to show enough wear to qualify.

Warrenton, VA. Warrenton’s rural driveways often have original asphalt that’s worn thin over a gravel base that’s held up well, which is exactly the situation resurfacing is built for.

Centreville, VA. Centreville’s commercial lots and older residential streets both show up regularly in our resurfacing work, given the age of pavement in that area.
